Exterior painting — your questions

My render has gone green — is it failing?

Usually not, and near the river in Rainham it is very common. Algae is a damp-and-shade problem, not a structural one. Cleaning, treating and coating costs far less than re-rendering.

Can I just use masonry paint from the shop?

On a modern cavity wall, often yes. On a solid interwar wall a non-breathable paint traps moisture in the brick and you get damp inside.

How long does a re-coat last?

Ten years or so on a properly cleaned and stabilised wall, two on one coated over algae and chalk. The preparation is the job.
